In response to feedback from community stakeholders, the Flushing Commons construction/phasing plan provides 1,144 parking spaces on-site for the duration of construction and eliminates the need for off-site parking during the construction period. At its completion, the total parking capacity – in a modern garage environment – will be 1,600 cars.
During construction of Phase 1, which will include the first of the two permanent underground garages with a capacity of 982 cars, the lot will accommodate 1,144 spaces through a combination of valet and self-parking. Once the underground lot in Phase 1 is completed, the 1,144 space commitment will be fulfilled during Phase 2 construction by this 982 space garage plus an additional 162 spaces provided in a surface lot. Once Phase 2 is completed, which will include a second garage with 618 spaces, all 1,600 spaces will be provided in the two modern, connected underground parking facilities.
Parking for the project is being managed by the nation’s number one parking management company, Standard Parking, which operates lots throughout Flushing, Queens and Manhattan. The parking rates, which will initially be collected by muni meter-type pay stations and valet attendants, are set by contract with the City for the next seven years. In addition, monthly parking permits are available, with the total number of permits adjusted based on the varying ratios of short-term, long-term and monthly parkers using the lot. Standard Parking will continually review usage and adjust operations to best serve the widest range of community residents.
